INFORMATION FOR BUYERS

Whether you are buying a home for the first time home or have purchased other properties in the past, I can use my expansive network of professionals to make sure the process goes smoothly. From the moment that you begin the home buying process with me, to the moment that we close escrow and the keys to your new home are in hand, I will be there, every step of the way, guiding you home.

When I assist buyers with the home purchase process, we will begin with an initial consultation that will take approximately 30 minutes of your time. This will include questions pertaining to how many bedrooms and bathrooms that you are looking for... any amenities... areas that are of interest to you and many more questions. This will give me an idea as to what you are envisioning when you are looking for the home of your dreams.

The following information is for first time home buyers... 

It is a very common misconception that you need 20% down to purchase a home. That is simply not true. There are a number of financing options available to buyers, and you can buy a home with as little as 3% down. For military veterans, there are options for financing with almost or no money down. 

One of the first steps of the process is to obtain a pre-approval. Within the Coldwell Banker family of companies, we have an affiliated lender, Guaranteed Rate Affinity. If you have not begun the pre-approval process, I can provide you the contact information for the loan officer in my office, so you can begin that process. You are also welcome to obtain a loan pre-approval with a lender of your choosing, whether it is your bank or third-party lending service. You do not have to obtain a loan with our lender so I can represent you... You are welcome to utilize a lender with whom you feel comfortable. My loan officer is available to you as a resource.

We will also gather some additional pieces of information so we are ready for when you wish to write an offer.

After we obtain your pre-approval, we will begin your home search. I will set you up so you can receive automatic updates to when a new property comes onto market, and you are welcome to look online for a home. Once you find a home that is of interest to you, I will make arrangements so you can see the home in person. 

If you like the home that you see in person and wish to write an offer, I will then draw up the paperwork on your behalf, based on the instruction that you give me, send it to you for your review and electronic signatures and once received back signed, submit it to the listing agent, so they can present it to the owner. 

If your offer is accepted, we will begin the escrow process so the home can begin to be transferred to you. We will go through an inspection and the lender will order an appraisal. If everything checks out and there are no major issues found on inspection and the home appraises at value, the lender will draw up the loan documents and you will make an appointment to sign the documents, usually at the escrow office or my office. Once everything is signed, escrow will finalize the process, the new deed will be drawn up and sent to the county for recording.

Once the county records the new deed, the home is officially yours, and you are now the owner of the home of your dreams. I will then work to obtain the keys from the listing agent and get them to you just as soon as possible after recording is confirmed, so you can begin enjoying your new home.

 

The above description is a very high level overview of the home purchase process and its important to know that I realize that the purchase of a home is the single largest purchase that you will ever make. Throughout the process there are many other minute details that I will cover as time goes on.
