INFORMATION FOR LANDLORDS

Not many individuals know or realize that realtors, like myself, can handle rentals. Most realtors don't like working with rentals, but I find it to be equally as rewarding as selling a home, plus I get to help even more people find a new place to call home.

Whether you are a seasoned investor with multiple investment properties or have just purchased an investment property for the first time and are looking to rent the home to help secure your retirement portfolio, I as a realtor can help to ensure that you have fully qualified and fully vetted tenants in your property. By combining the power of the Coldwell Banker network of professionals with the tools that I have at my disposal for screening potential tenants, you can be sure that the tenant that you approve can pay you rent, each and every month, without question or concern.

When I assist owners of investment properties, I begin with a conversation that will determine the location of the property, local amenities that may be of interest to renters and a discussion of price positioning and commissions for myself and the agent representing the tenants.

After an agreement has been reached, I will send the listing documentation for your review and signatures. I will then work with you to schedule a time to see the property and take photos. I use my extensive background in professional photography to ensure that photos accentuating the features of the home are demonstrated. Due to tenant privacy concerns, I prefer to take photos of the home when the home is vacant. If that is not possible, I would ask that the current tenant puts away any readily identifiable photos or anything of value at the time the photos are taken. I invite any current tenant to be present for photos. 

Once photos are taken, I will list the property for rent, arrange showings and begin to gather and vet applicants. I utilize the Rentspree platform for the application, credit check, criminal background and eviction history screening, which generates a comprehensive tenant background. I combine that with obtaining recent paycheck stubs, bank statements and last filed tax returns in order to provide you, the owner an overall complete picture of that applicants financial health.

Once you have determined possible tenants, I can arrange for an in person or digital meeting so you can vet those individuals personally. Once a tenant has been approved, I generate the lease documentation, work with the new tenant and their agent to get the documentation signed, arrange for the move-in inspection and transfer keys.

 

Although not as complicated and intricate as a standard real estate transaction, placing a tenant into your investment property requires the knowledge that the person that you are approving is able to pay rent, without issue and will maintain the home as outlined in the lease agreement. It is my job to ensure that I provide you the applications of fully vetted individuals so you can make the best decision that will protect your investment.
