INFORMATION FOR RENTERS

Not many individuals know or realize that realtors, like myself, can help people looking to rent homes. I find the process of helping to find someone a place to call home very rewarding, whether they are looking to buy or rent. 

Whether you are a person whom has rented for years and are looking for the next home to continue the journey of life, or are looking to rent for your first time, I can help. I put my tools that I have in place, combined with the power of the Coldwell Banker network of real estate professionals, to work in helping you find your next place to call home. 

When I go to assist renters with the process of looking for a new place to call home, we will begin with an initial consultation that will take approximately 30 minutes of your time. This will include questions pertaining to how many bedrooms and bathrooms that you are looking for... any amenities... areas that are of interest to you and many more questions. This will give me an idea as to what you are envisioning when you are looking for your new home.

The next process that we will do is a an applicant screening process. This will include a credit check, criminal background check and eviction history, utilizing the Rentspree platform. I will also ask you for a copy of your drivers license, your two most recent bank statements, your two most recent paycheck stubs, and your most recently filed tax returns. I will also send a link so you can fill out an application for rent. You will fill out this application and when it comes time to apply for a home, I fill out a little information on my side, send it to you for electronic signatures and can have the entire completed application packet to the listing agent within an hour of receiving the signed application back. 

It is important to note... EVERY person over the age of 18 whom will live in the home, regardless of if they will be responsible for paying rent or not, will need to go though the above process, as much as possible. This is a general requirement of landlords, to ensure that they understand the financial and general background of every person of adult age.

Once we finish the preliminary paperwork, we can begin to look for the home of your choice. I will set you up so you can receive automatic updates to when a new property comes onto market, and you are welcome to look online for a home. Once you find a home that is of interest to you, I will make arrangements so you can see the home in person. 

Once you identify a home that you would like to apply for, I will send the application for rent that was previously filled out by you, to you for electronic signatures. As stated above, once received back as signed, I will forward the entire application packet with the application for rent, credit check, background history, eviction history, paycheck stubs, bank statements and tax returns to the listing agent.

If you are accepted as the approved tenant, I will coordinate for a move in inspection, meeting with the owners if they so desire, and obtain the keys for you. 

 

This description above is a high level overview of the steps that are utilized to ensure that landlords have all of the information necessary to make an informed decision. I have found, through working with landlords, that by including all of the above information, that they can make an informed decision as to whom they would like to approve and generally they arrive at a decision quickly.
