INFORMATION FOR SELLERS
Whether you are selling a home for the first time home or have sold properties in the past, I can use my expansive network of real estate professionals to make sure the process goes smoothly. From the moment that you begin the home selling process with me, to the moment that we close escrow, I will be there, every step of the way.
When I assist sellers with the listing and sale process, we will begin with an initial consultation that will take approximately 30 minutes of your time. This will include questions pertaining to the specifics of your home, details specific to the area surrounding your home, and will provide a high level overview of my marketing plan. I will then schedule a time, within 48 hours, so I can present you a more detailed description of my marketing plan and suggested price positioning.
After our initial conversation, I will begin to assemble a comparative market analysis of your home, taking into account the details that we discussed during our initial conversation. That process will take approximately a day to complete, and will provide a more defined price positioning of your home. As stated above, I will then present that comparative market analysis as well as my 360-degree marketing plan to you. Once we you decide on an appropriate price for your home and discuss compensation for myself as well as the agent who is representing the individual(s) who will purchase your home, I will draw up the listing agreement per the discussion.
Once the listing agreement has been signed, I will arrange for a photographer to come into your home and take beautiful photos of your home. These photos will be used for any marketing... print, online and television. Yes, your home can be featured on television.
Once your home is on the market, I will coordinate the showings between yourself and potential buyers based on a schedule that we have discussed either via digital or in person modalities, based on your preferences. I will also field and vet any offers received.
Once you determine that you would like to review offers, I will assemble the offers to ensure that you are able to see the merits of each offer. Once you accept an offer, I will advise the agent who represents those buyers so they can advise their clients. I will advise my escrow officer of the open transaction and begin their process of working to draw up the paperwork to transfer the deed from you to the buyers.
I will work with you and the buyers agent to coordinate inspections, work with the lender to arrange for an appraisal, coordinate with escrow, title and home warranty to ensure that when the day of closing comes, that no detail has been missed.
The above description is a very high level overview of the home selling process and as I'm sure you can appreciate, based on this high level description, that it is a complicated process, and not one that I take lightly. As your agent, I have the backing of a 114 year old company, and can and will make sure that everything is taken care of so you can enjoy the process. I will work day in and day out to make sure that your needs are met and that when escrow closes, you can rest assured that you received nothing short of the very best representation and that you have received top dollar for the most important asset that you have... your home. I don't like leaving any money on the table and will negotiate on your behalf as if it was my own home for sale.
